Seasonal properties are a different drywall problem

A building that is heated all winter behaves predictably. A building that is heated on weekends, or shut down entirely from October to April, does not.

The issue is humidity cycling. Every time a cold building is brought up to temperature, the air's moisture-holding capacity changes rapidly, and the framing and drywall respond by expanding and contracting. Do that repeatedly over a season and the accumulated movement shows up as cracked seams, popped fasteners, and separation at inside corners — damage that looks like poor workmanship but is really the building doing what intermittent heating makes it do.

And mold can establish on wet drywall paper within a day or two, which means the calendar has generally not been on your side.

Any repair on a building in this situation should start with a moisture meter rather than the visible stain line. Water travels considerably further through gypsum than the staining suggests, and repairing only the part you can see leaves wet material sealed inside the wall.
