Converted cabins are the local specialty

A great deal of lake property around Amery started life as a seasonal cabin and was converted to year-round use later, often in stages and often over decades. These are among the more interesting buildings to work on and among the more difficult to quote accurately.

The reason is that a building designed for summer use was not designed for a Wisconsin January. Insulation may be thin, absent in places, or added later in ways that trapped moisture rather than excluding it. Vapour control may not exist at all, because the original construction never needed it. Framing may be light for the loads and spans it now carries. Additions built at different times may use different assemblies that meet awkwardly at the joins.

What this means practically is that drywall problems in a converted cabin are frequently symptoms rather than causes. Persistent cracking at the point where an addition meets the original structure is telling you those two sections move independently. Staining that appears on an interior wall with no plumbing above it is often condensation inside the wall cavity, not a leak. Board that feels cool and slightly damp along an exterior wall in winter usually indicates missing or compressed insulation behind it.

Any contractor quoting drywall work on a converted lake property who does not ask about insulation and the building's history is quoting the cosmetics of a problem they have not identified.

Seasonal humidity swings

Lake properties that are not occupied year-round go through the same humidity cycling as any intermittently heated building, and the drywall shows it. Cracked seams, popped fasteners, and separation at inside corners accumulate over seasons of the building being heated up and cooled down repeatedly.

Some of this is unavoidable in a building used that way. A repair strategy that acknowledges it — flexible detailing at the joints most prone to movement, realistic expectations about which cracks will recur — produces a better outcome than repeatedly executing a perfect rigid repair that keeps failing.

Ice dams on lake property

Ice damming is a regional problem and lake properties are not exempt. The mechanism is the same everywhere: heat escaping into the attic melts snow on the upper roof, the meltwater runs down to the cold eave and refreezes, and the resulting ice ridge backs water up under the shingles and into the ceiling below.

On a converted cabin the underlying cause is more likely to be present, because insulation and ventilation in the roof assembly were often never brought up to what year-round occupancy requires. Repairing the stained ceiling without addressing that is a repair with a known expiry date.

Older year-round homes in town

Amery's in-town housing includes plenty of older homes with the region's usual mix of original plaster and later drywall renovations.
